Recently, I was checking out a 3BHK near J.P. Nagar extension, Bannerghatta Road fringes, from Keya Homes. Sales guy ne bola tha flat ₹1.5 Cr ka hai but 'spot booking pe ₹5 lakh off milega'. Matlab, I was ready to book, but then suddenly there were conditions, like 100% payment within 30 days or some weird financing. Yeh sab kya drama hai? From my experience, yeh spot discount usually total cost mein adjust ho jaata hai with PLC or floor rise. I mean, the total acquisition cost doesn't really change much. My concern is the total effective price, not just the base price. Is it just a tactic to pressure buyers into quick decisions? How do you guys actually leverage these offers for a better ROI?
