Does buying at zero premium in Gurgaon make sense?
What's your take on buying zero-premium properties after watching this breakdown? The video argues that zero premium isn't breaking even, it's actually an invisible loss once you factor in 6-7% inflation and the standard 10% city growth you missed out on. I'm looking at a few resale units quoted at base launch prices, thinking they were value-for-money. But if the market moved 20% and these stayed flat, is the asking price still overpriced? Are these genuine bargains or dead inventory?

I don't know guys, sometimes I feel we overthink too much on forums and get paralyzed. On one hand, people say Gurgaon is in a bubble, on the other hand, if a flat doesn't jump 20%, we call it dead inventory. What if someone genuinely just needs an affordable entry point because 15,000 per sqft is out of reach? What happened to that Badshahpur flat negotiation though, did you walk away completely?
Aapki baat sahi hai, but as middle-class buyers taking 80% home loans, even a 5 lakh mistake can ruin finances for years. We get scared easily because margin for error is zero.
Bhai, this zero premium logic is so confusing. I checked a unit in Baliawas side where broker said owner is relocating to Canada urgently, hence launch price. But then my friend told me even desperate sellers demand at least 5-10% markup in today's Gurugram market. I am so scared of getting scammed by these broker pitches.
Airport Road prices are crazy inflated right now anyway, nobody is selling at zero there. But frankly, if you are buying purely to live in for 10 years, does this missed 20% growth matter that much if the base price fits your EMI budget? Genuine question, because rent is eating up half my salary already.
Sahi baat hai, peace of mind over small discounts any day.
It matters because what if you get stuck with an unfinished project? With zero premium, the investor is desperate to dump it on you because they know the project might stall. As first-time buyers, we can't afford to lose both our savings and pay rent simultaneously.
Honestly, looking at the math hurts my head. If inflation is 7% per year, keeping 1 crore locked for 2 years with 0% appreciation means you literally lost around 14-15 lakhs in purchasing power. As a first-time buyer with strict budget, this calculation terrifies me. Are there any projects along Airport Road (Gurgaon side) where people actually broke even decently?
Wait, this video just gave me major anxiety. I was literally negotiating for a 3BHK resale flat near Badshahpur quoted at exact 2022 launch price, thinking I struck gold! Now I feel stupid. If the whole Gurgaon market went up 20% in two years, why is this guy selling at zero premium? Is there some hidden defect?
They offered 2nd floor, facing the back boundary wall. Now it totally makes sense why it was dead cheap. Saved me from a massive disaster, thank god I asked here.
To answer your question directly, yes, usually zero premium in a booming market means either construction is dead slow, illegal issues, or layout is terrible. Which floor and tower did they offer you?
Bhai please don't rush into it! I saw a similar deal near Baharampur Naya last month and when I dug deeper, there was a major waterlogging issue plus builder disputes. People don't do charity in Gurgaon real estate.
