It's about value adds. I managed to get stamp duty charges covered and an upgraded flooring in my unit when I booked in a project closer to Airport Road. You need to push for perks, not just straight cash discount. Builders often have some buffer for these things, especially if it's nearing possession or if they want to clear inventory.
Haan, I'm also facing this. Sunder Homes ka project 'The Grand Residences' dekh raha hoon. Unka sales team toh bolta hai 'fixed price, sir'. But what about the hidden charges? IDC/EDC, club membership, parking... yeh sab negotiate ho sakta hai kya?
Sahi keh rahe ho. Parking is almost always extra and non-negotiable for most projects these days, especially in good sectors. They package it as 'premium amenities' and it's a fixed cost.
Exactly! Hidden charges are where they make money. I heard for 'The Grand Residences', the IDC/EDC charges are mostly fixed by the government, so no negotiation there. But they sometimes waive off club membership or offer a payment plan discount if you push hard.
Bhai, negotiation is a myth with these big builders, especially in prime Gurgaon locations like near Cyber City. They know demand is high. I tried with Signature Global in Badshahpur a few months back, thinking I could get some modular kitchen upgrade thrown in, but nothing. Max they offered was a waiver on one year's maintenance, that too after a lot of back and forth. Small builders might be flexible, but Sunder Homes? Doubtful.
Aur kya yaar! I tried for a plot in Baliawas and even there, the prices were pretty firm. Ended up paying almost the asking price. Gurgaon mein sab kuch premium hai, even the 'negotiation' is premium.
Totally agree with your point about big builders. They have their fixed pricing models and hardly budge. It's frustrating for first-time buyers like us.
Totally agree. Sunder Homes toh bilkul hilti nahi prices pe. Tried last year for a 2BHK near Basai, they just showed me the door when I asked for 5% off.
