Does Sethi Homes' 'ready' status truly justify its Ghaziabad pricing?
Does anyone really believe Sethi Homes' per sqft rates are justified, or is it just the RTM premium? I work in real estate, but buying for myself, I'm seeing through the marketing spin big time. Everyone glorifies 'ready to move,' but nobody talks about how much extra you're actually paying for a society that might already have RWA issues or underused amenities. Apex Acacia Valley is still a bit of a mystery, no clear possession date, but aren't we just paying for shiny clubhouse renders in these projects? What's the actual usable space like there, not the super area games? I'm honestly not sure if the 'peace of mind' of Sethi Homes outweighs the potential future value or better carpet area efficiency Apex *might* offer. Off the record, are the amenities in Sethi Homes even genuinely used or just for show? Change my mind.

Dekho, 'ready to move' ka apna ek alag peace of mind hota hai. Apex Acacia Valley ka toh koi clear possession date hi nahi hai, kahan phansoge pata nahi. Sethi Homes mein at least pata hai ki 2024-04-01 se possession mil chuka hai. Delay ka tension nahi, rent ka nuksan nahi. That's worth something, no?
Peace of mind theek hai, but kitna extra pay kar rahe ho uske liye? Aur jaise OP ne bola, RWA issues aur underused amenities ka kya? Sirf possession milne se sab theek nahi ho jaata. Maine suna hai Ghaziabad mein bahut societies mein yeh common hai.
Totally agree with the original post! Sethi Homes ki pricing toh astronomical lag rahi hai. RTM ka tag laga ke itna inflate kar dete hain ki budget wale buyers ka toh sochna bhi mushkil ho jaata hai. I mean, ₹75 lakh se shuru, Ghaziabad mein? Thoda zyada nahi hai kya?
Haan bhai, same feeling. RTM ke naam par maintenance charges aur society ke hidden costs toh koi batata hi nahi. Baad mein pata chalta hai ki amenities bhi utni use nahi hoti jitni marketing mein dikhate hain.
