Does Umiya Prism's amenity premium pay off?
Visited Umiya Prism last weekend, after being fed up of renting for years. Finally taking the plunge, trying to figure out if the EMI vs rent math works out. The sales pitch was all about those premium amenities, like the huge clubhouse and sports facilities. But honestly, how much of that actually gets used or properly maintained after possession? I'm worried about these becoming ghost facilities that just drive up maintenance charges unnecessarily. Does a fancy gym or a massive swimming pool really attract better tenants or just add to my costs as an investor? And what about the actual service quality for those high maintenance fees? Any existing owners there can share their experience? I need to know if these amenities truly add resale value or help get good rental yield, or if it's mostly marketing fluff.
