Don't fall for 'dedicated parking' in luxury flats

Sector 82, Faridabad — been looking at properties here for months now, fed up of renting yaar. Finally decided to take the plunge, EMI vs rent math is making sense for me. Goyal Luxury Floors By Rahul Mangla looks good on paper, but I'm worried about the ground reality. Builder ke brochures mein sab kuch perfect lagta hai, like a world-class clubhouse aur dedicated parking. I've heard stories about clubhouses being ghost towns after a year, ya phir maintenance charges itne high hote hain ki people don't even use them. Aur parking ka kya scene hai? They promise 1.5 spots per unit, but is it really reserved and managed well, ya phir free-for-all ho jaata hai after some time? Not sure if these "luxury" amenities are actually worth the extra cost, ya sirf show-off hai. Has anyone lived there or visited? What's your real experience with parking allocation and clubhouse usage?
