Bachche toh chale gaye. Now, resale se jo paisa aayega, should I buy a smaller flat in Noida Sector 63A? Sunworld Developers ka koi project sahi hai kya? Elevator must hai.

Before booking, get everything in writing. Don't rely on verbal promises. Builders are notorious for changing things later.
Honestly, if elevator is a must, then go for a lower floor. Higher floors have better views, but can be a pain if the elevator breaks down. Happened to me!
Don't just focus on the price per sq ft. Look at the overall cost, including registration, stamp duty, and other charges. They add up!
True! And don't forget the GST. It can be a significant amount.
Noida is good for downsizing, especially if you already live here. Familiarity is a big plus. But choose the builder and location carefully.
So, what are you leaning towards now? Still considering Sunworld, or have you found other options?
Rising property rates are a concern. If you're getting a good deal, maybe it's worth the risk with Sunworld. But do your due diligence.
Did you visit the site? Dekho, personally jaake dekhna is important. Talk to existing residents if possible.
I heard the new Jewar airport is going to boost property rates in Noida. Maybe wait a bit and see what happens?
Check the construction quality also. Many builders cut corners these days. Ask for a detailed construction plan.
What's your budget? That will help narrow down the options. And what are your must-have amenities besides the elevator?
I bought in Sector 137 three years ago. Rates have almost doubled since then! Noida is a good investment, but choose wisely.
Sector 137 is great because of the metro. But it's becoming too crowded now, isn't it?
RERA registration number check karo. Aur builder ka track record bhi. Don't just go by the marketing brochures.
Bhai, Sunworld ka ek project mein toh parking ka issue chal raha hai. Residents are fighting with the builder. Be careful!
Haan yaar, parking ka toh scene hi kharab hai. I have two cars and always struggle to find space.
Parking is always a problem in Noida! Even in newer societies.
Consider resale in Sector 75 or 76? Better infrastructure and connectivity, plus metro is nearby. Thoda costly hoga, but peace of mind is worth it.
Sector 75-76 is good, but traffic can be a nightmare during peak hours. Sector 63A is relatively less congested.
Agreed. Sector 75 ke rates bhi bahut badh gaye hain. 63A might be more budget-friendly for downsizing.
My parents downsized from a big house in Delhi to a 2BHK in Noida Extension. They love it! Less to clean, and everything is closer. But builder matters a lot.
Dekho, elevator toh important hai, especially for older people. Make sure the society has good maintenance. I've seen societies where the elevator is always broken.
Haan exactly, Noida mein yahi problem hai. Maintenance is a big issue.
True that! And check if they have power backup for the elevator. Essential in Noida!
Sector 63A is decent, but Sunworld... hmm. Which project are you looking at specifically? Elevator toh essential hai, agreed! Bachche chale gaye toh ab aram se rehna hai.
Downsizing is a good idea. Less maintenance, less headache. But Sunworld? I've heard mixed reviews. Check their RERA records properly before investing. Which floor are you aiming for?
Bhai, Sector 63A is okay okay. Connectivity is good, but Sunworld ka naam sunke darr lagta hai. Delayed projects kaafi hain unke. I would suggest looking at other options also before finalizing.
Sunworld Vanalika? My friend booked there. Possession is delayed by almost a year! He's regretting it now.
A year?! Oh god. I was considering Vanalika too. Thanks for the heads up!
Exactly! Vanalika ka toh bahut bura haal hai. RERA mein complaint bhi file ki hai kuch logon ne.
Haan yaar, Sunworld ka reputation itna achha nahi hai. Check Supertech Emerald Court ka haal dekh lo. Same story!
