Downsizing after kids left - Noida flat confusion!
I'm selling my big house, kids have moved out, and looking at a smaller flat in Noida. Saw Unnati Vesta Suites (ready) and ATS Homekraft Pious Orchards (under construction). Honestly not sure which way to go. Vesta is ready to move, which is great, but the carpet area seems smaller for the price. Pious Orchards looks good, but *kab milega* possession? Heard stories of delays. Is it worth the risk for a potentially better layout? Also, maintenance charges *ka kya scene hai* in Vesta? Want something manageable, *yaar*. Anyone compared these two closely? Which is better for resale later?

Dekho, dono options ke apne pros aur cons hain. If you need peace of mind and immediate move-in, Vesta makes sense, provided you're okay with the carpet area and current maintenance. For Pious Orchards, the potential for better layout and appreciation is there, but the 2028 possession date is a big gamble, especially with how construction costs are rising. My advice would be to physically visit both, talk to existing residents in Vesta, and maybe even track construction progress of other ATS projects nearby, like the one near Alpha-II Commercial Belt.
U7, I understand your concern, but ATS is a big name. Pious Orchards is a flagship project for them, maybe they'll stick to the 2028-09-30 date. Sometimes ready-to-move projects like Vesta have hidden issues or build quality compromises. Always check that too.
Mujhe toh lagta hai under-construction se door hi raho. Meri didi ne Alpha I Greater Noida mein ATS ka hi ek project liya tha, 2019 mein possession tha, mila 2022 end mein. Teen saal ka rent aur EMI dono bhara. Mental peace zero. Pious Orchards ka 2028 ka promise hai, but current market conditions abhi volatile hain, delays ki chances high hain.
Maintenance charges ka bahut bada factor hai, especially for older folks like us. Vesta mein actually kitna aata hai? Maine suna hai ki ready projects mein initial charges kam dikhate hain but baad mein badha dete hain. Koi experience share karega?
U5 ki baat sahi hai. Aur Vesta mein carpet area bhi utna generous nahi hai. Lagta hai bahar se bada, andar se chhota.
Haan, Vesta mein maintenance around ₹5-6 per sqft hai. Initial charges toh theek lagte hain, but society meetings mein hamesha badhane ki baat hoti rehti hai. Mere cousin rehta hai wahan, usne bataya.
Yaar, downsizing is one thing, but budget ka tension alag hai. Vesta ka ready hona tempting hai, par jo aapne bola, smaller carpet area for the price, yehi toh dikkat hai. Pious Orchards ka layout better hai, par 2028 tak wait kaun karega? Aur agar delay hua toh?
U2, worth it tab hota jab builder ka track record clean ho. ATS ne pehle bhi kaafi projects mein delay kiya hai, especially Homekraft wale. RERA number UPRERAPRJ183246 toh hai, but woh sirf formality hai. Ajayabpur ke paas ek project mein mere friend ka 2 saal late hua tha. So, risk toh hai.
Sahi baat hai! ATS Homekraft Pious Orchards ka price range toh ₹3.1 Cr se ₹5.0 Cr tak hai. Itna paisa block karke itne saal wait karna worth it hai kya?
