₹1.8 crore budget for a 2BHK in Noida – am I being realistic? Kids have moved out, so don't need such a big place anymore. Thinking of selling our current house in Delhi and buying something manageable in Noida. Sector 86 seems decent. Visited a few ATS Infrastructure projects, but honestly, not sure which one is better. Maintenance charges are a big concern for me. Also, ready-to-move is preferred since I don't want to risk any possession delay. Anyone has experience with ATS projects? Is it worth buying now, or should I wait? Resale of existing property is also a factor. Kya rate milenga sahi se? Want something near a good hospital. Any advice?

I had a terrible experience with ATS. Delayed possession, poor construction quality, and unresponsive customer service. I wouldn't recommend them.
Before finalizing, visit the property multiple times at different times of the day. Check for noise levels, traffic, and sunlight.
Don't forget to factor in stamp duty and registration charges. They can add up to a significant amount.

Another thing to consider is the future development plans for the area. Is there a new metro line coming up? Are there any new commercial projects planned? This can affect property values.
