Visited both Godrej and ATS projects. Godrej seems pricey, but ATS has delay issues, right? Resale of existing property depends on this. Which society is better maintained?

Did you check the builder's financial health? If they're heavily indebted, delays are almost guaranteed. Google their annual reports.
At this point, I'd personally lean towards Godrej despite the higher price. Peace of mind is worth something, right?
So, what did you decide? Godrej or ATS? Or something else entirely?
Don't forget to factor in the current market conditions. Interest rates are rising, so your EMI will be higher. Can you afford it?
Think long-term. Will the society be easily accessible in 10 years? Metro connectivity is crucial. Sector 148 metro station ka kya scene hai?
Metro extension is planned, but delayed. Standard Noida story, right? Don't bet on it happening anytime soon.
I sold my flat in Jaypee Greens last year. Lost money, but at least I got out! These big builders are all the same – promises, promises, and more promises.
Also, consider the hidden costs! Parking, club membership, maintenance charges... they add up quickly. Negotiate hard!
Godrej might be pricey, but their resale value is usually higher. ATS... well, that's a gamble. Weigh your options carefully.
Exactly! Resale matters. Especially if you plan to move again in a few years. Godrej is a safer bet for that.
I've heard ATS is focusing on completing existing projects now. They're under a lot of pressure. But still... risk toh hai.
Possession mila kya kisi ko recent mein ATS se? Serious question. Thinking of investing in a commercial property with them.
Commercial is a different ballgame altogether. Be extra careful! Check the lease agreements and occupancy rates of their existing commercial spaces.
Don't just look at the aesthetics. Check the construction quality! Godrej usually uses better materials, but ATS might cut corners to save costs.
Sector 150 mein kafi options hai. Why only Godrej and ATS? Check out Tata Value Homes or Ace Divino too.
Mera bhi same experience tha 2 years ago. Finally went with a smaller builder in Sector 75. Less 'brand value' but much better peace of mind. Sometimes bigger isn't better.
Downsizing is a smart move! Less maintenance, less hassle. But be careful about locking in too soon. Market is a bit unpredictable right now.
Godrej projects in Sector 43 are generally well-maintained. But you pay a premium for it. Check the actual carpet area carefully! They can be sneaky.
Bhai, resale price kya mil raha hai aapko? That's the key factor. Calculate your profit/loss properly before deciding.
Godrej is definitely pricey, but ATS... bhai, their delays are legendary. Which ATS project are you looking at? That makes a big difference.
Maintenance is a big factor! I've heard mixed things about both. Godrej usually maintains better initially, but ATS societies can improve over time if the residents' association is strong. Which sectors are you comparing?
Agree with U2. Resident association matters a LOT! Also, check the builder-buyer agreement closely for delay penalties. They rarely pay up, but at least you have something on paper.
ATS Greens Village is notorious for delays. Heard possession is still pending for some towers even after 7-8 years. Godrej Woods is newer, so hard to judge long-term maintenance.
7-8 years?! OMG. I'm looking at ATS Pristine. Should I be worried?
