Downsizing after the kids left — Sector 30?

Sector 30 keeps popping up. Kids have moved out, don't need such a big place anymore. I'm thinking a flat near a good hospital is key. How's the actual resale market there? Heard water supply can be an issue in older societies. Anyone have experience with that?
