Downsizing dilemma, is Haryana corridor worth the price hike?
Did a site visit along the Haryana corridor last Saturday to check a couple of 2 BHK flats. Kids have moved out, so resale of existing property is underway, and honestly we don't need such a big place anymore. Bas want something manageable with a reliable elevator, low maintenance, and a hospital nearby. But recent road expansion ke baad prices yahan kafi shoot up ho gaye hain. Actually wait, broker was quoting almost ₹82L for a standard flat. Has the recent expressway work really helped connectivity, ya rates bas artificial hype par badh gaye? Which pockets benefited most, and should a senior citizen even consider this belt right now?

It is really tough to find a balance between peace and connectivity. If you go towards Baliawas or proper highway sides, connectivity to Delhi is decent, but quiet living is completely gone because of 24/7 truck movement and dust. On paper everything looks ten minutes away, but reality on ground is very stressful for elders.
I am also a first-time buyer on a tight budget, and this whole market is making me so nervous. Every weekend I visit a new site, every broker tells a different story about circle rates and flyovers. Ab toh samajh hi nahi aa raha ki wait karein ya compromise karke le lein. Did you finally put any token down or did you walk away?
Walking away is safer when confused. Better to keep money in FD for three more months than get stuck in an unproven project.

Lift backup and basic clinic walking distance par hai ya nahi pehle verify karo.
Wait, which builder is this? The broker took me to a project by Unitown Homes last month around Airport Road (Gurgaon side). When I asked for previous completed towers, the sales guy literally went silent. Total projects delivered is 0. If you are seniors wanting peace of mind, how will you trust a developer who has never handed over even one flat?

Dekho, to answer your question, rates have genuinely spiked because of the new connectivity. But ₹82L for a downsizing couple with zero track record projects around is too risky. Even near Badshahpur side people are paying high, but at least there you have established markets and functional clinics within five minutes.
