posted on 11 MayDownsizing in Greater Noida — Avj Heightss ke real issues?
Honestly, I completely underestimated how hard it is to downsize. Kids have moved out, so we don't need such a big place anymore, looking for something manageable in Greater Noida. I'm considering Avj Heightss, but real-world construction quality pe doubt hai. Has anyone faced issues like seepage or cracks after a year or two? Aur water supply aur elevator maintenance kitna reliable hai wahan? Humari age mein yeh chhoti cheezein bohot matter karti hain. Also, maintenance charges kitne hain aur service quality kaisi hai? Worth it hai ya bas naam ke charges hain?

Has anyone actually lived there for a few years? Real-world experience is what matters. How responsive is the RWA to these issues? Aur security ka kya haal hai? Humari age mein safety bhi bahut important hai.
I've heard mixed reviews about their RWA. Some residents are happy, others complain about lack of transparency. It really depends on the individual's expectations. But yes, security is a valid concern for older residents. Always check CCTVs and guard presence.
My parents' friends live in Avj Heightss. They say the RWA is okay for day-to-day things, but for bigger issues like structural repairs or major upgrades, it's a slow process. Security is decent, but not top-notch, like some of the newer gated communities in Alpha II.
Avj Heightss ka possession 2015 ka hai, so it's almost 9 years old now. Construction quality us time ki definitely aaj ke standards se different hogi. I'd strongly recommend getting a proper structural audit done if you're serious. Sirf dekhne se pata nahi chalta. Especially for water proofing and electricals.
Good point about the age. The current market conditions in Greater Noida also mean there are many options. Resale flats are abundant, so you have leverage to negotiate. Don't rush into anything without proper checks.
Exactly, it's not just about the visible issues. My brother bought a resale in Alpha I Greater Noida, built around the same time, and had to spend a lot on rewiring and re-plastering because of hidden issues. Builder ka track record bhi check karna chahiye.
That's a very practical suggestion! A structural audit sounds expensive though. Is it common practice for resale flats? I'm a first-time buyer and this whole process is overwhelming.
Mujhe bhi laga tha Avj Heightss ek good option hai for downsizing. Kids abroad hain, so a smaller place makes sense. But the seepage and cracks issue is a big red flag for me. Humari age mein yeh sab handle karna bahut mushkil ho jaata hai. Kya koi aur better option hai is price range mein?
Budget-conscious buyers like us need clarity. If Avj Heightss is around ₹22 L – ₹1.5 Cr, that's a huge range. What's the average for a decent 2BHK there? And does that include all the hidden charges like car parking, club membership, etc.?
I agree completely. Dealing with maintenance issues after retirement is the last thing anyone wants. I'm looking for a 2BHK too, but the thought of constant repairs is putting me off older properties. Maybe we should look at slightly newer projects, even if they're a bit smaller.
Bhai, aapne jo points uthaye hain, exactly wahi meri bhi tension hai. Hum bhi downsizing ka soch rahe hain Greater Noida mein, aur Avj Heightss ka naam suna tha. But construction quality aur maintenance ka sunke darr lagta hai. Kya pata baad mein saari savings repair mein hi chali jaaye. Is it worth the risk?
Sahi kaha, risk toh hai. I visited Avj Heightss recently, and while some flats looked decent, others clearly showed signs of dampness near balconies. Water supply seemed okay during the day, but I couldn't verify night pressure. Maintenance charges they quoted were around ₹2.5-3 per sqft, which feels a bit high if the service isn't top-notch.
Absolutely! Older projects like Avj Heightss (possession 2015) often come with hidden costs. My friend in a similar-aged society near Ajayabpur faces constant plumbing issues and elevator breakdowns. For seniors, reliable elevators are non-negotiable.
