Okay, I'm trying to downsize now that kids have moved out. Gurgaon mein all-in cost samajh nahi aa rahi. Super area ka calculation builders kaise karte hain? Isme koi hidden costs hain?

Main bhi downsizing kar raha tha, so I looked near Airport Road (Gurgaon side). Bhai, 2BHK ke rate bhi itne high hain ki chhote ghar ka sapna toot raha hai. Builders bolte hain super area itna, but jab site pe dekho toh lagta hai 1BHK hai. Ek property dekhi wahan, 1200 sq ft super area bol rahe the, but carpet area sirf 750 sq ft tha. This huge difference is what makes us first-time buyers so nervous and confused. Bahut dimaag kharab hota hai.

Original poster, aapne theek pakda hai. Super area is a big scam. Builders usually calculate it by adding a share of common areas like lobbies, stairs, lifts, and even amenities sometimes. So your actual living space (carpet area) is always much less than what they quote. Hidden costs are definitely there - PLC (preferential location charges), development charges, club membership, parking, maintenance deposit, IFMS... the list goes on. Sab final cost mein add hota hai aur end mein bill phool jata hai.
Haan bilkul! Mere friend ne Baharampur Naya mein liya tha, usko last moment pe pata chala ki registry charges toh alag se hain aur woh bahut high the. Builder ne pehle bataya hi nahi. Always ask for a detailed cost sheet, tabhi kuch clear hota hai.
Totally understand! Downsizing sounds good but Gurgaon mein costs toh sky-high hain. Mujhe bhi super area aur carpet area ka difference samajh nahi aata. Builder log bahut confuse karte hain.
