Sectors 65 – I'm really looking at this area for a new flat. Kids have moved out, so this big house feels empty, don't need such a big place anymore. Selling our current property, aiming for something manageable, maybe a 3BHK around ₹2.5-3.5 Cr. I've been checking out Godrej, Emaar, and M3M projects there. My biggest concern is construction quality. Heard stories about plaster cracks and seepage problems popping up just a year or two after possession. Also, what's the real deal with post-possession maintenance charges? Some societies seem to bleed you dry. Is DLF generally better for end-users like me, or are M3M and Sobha still primarily investor-focused? Just want a peaceful life near a good hospital, honestly not sure who to trust.

Yaar, exactly my thoughts! I'm also looking in Sector 65, same budget range. Heard so many horror stories about M3M's quality after a few years – plaster cracks, seepage, you name it. Is Godrej really better for long-term living? Maintenance charges ka toh sach mein darr lagta hai. It's like a never-ending bill.
