Downsizing in Gurgaon: What to look for?

Sector 65 — I'm looking at flats here since the kids have moved out. Don't need such a big place anymore, so planning to sell our current house. My main concern is the resale market. Is it healthy right now? Also, for a compact 2BHK, what's a good society with low maintenance and good hospitals nearby? Prefer ready-to-move, don't want construction hassles at this age. Builders like Godrej or Emaar ke projects kaise hain for resale?
