posted on 10 MayDownsizing in Mohali: Hidden costs dilemma
Okay I'll be honest — I completely underestimated how confusing this process is. Kids have moved out, so we're selling our big house for a smaller 3BHK in Mohali, maybe Sector 70. Builders like Emaar ya Godrej ke projects mein base price toh theek lagta hai. But phir yeh stamp duty ka amount, PLC, aur floor-rise premium itna add kar dete hain. Matlab, actual cost bahot badh jaata hai. Is it even possible to negotiate on stamp duty or PLC? Ya fir yeh fixed hi hote hain? Trying to budget for retirement, but yeh hidden costs samajh nahi aa rahe.

Bhai, ultimately, research is key. Har builder ki apni strategy hoti hai. Stamp duty toh fixed hai, but for PLC and floor rise, sometimes they bundle it with other 'offers' like free modular kitchen or ACs to sweeten the deal, which you can use as leverage. Try to get everything in writing, including the final, all-inclusive cost. And never rush. It's a huge investment. What did you finally decide, OP?
The market in Gurugram, especially for ready-to-move properties, is crazy right now. Builders are not budging much on prices due to high demand. Mohali mein bhi same trend hai kya, ya wahan thoda negotiation scope mil jaata hai? And what about maintenance charges? Are they fixed or variable, and for how long?
Meri bhi same situation thi jab mein 2BHK dekh rahi thi. We were looking for a place near Chandigarh, but the 'hidden costs' made it a 30% jump from the base price. PLC, club membership, even electricity meter charges, and maintenance advances add up like crazy. Negotiate hard on everything except stamp duty. Have you looked into resale properties? Sometimes they are much clearer on costs and ready-to-move, which saves rent.
Haan, resale pe bhi loan mil jaata hai easily, bas property clear title ki honi chahiye aur sab papers complete hone chahiye. Valuation thoda kam hota hai new projects ke comparison mein, but at least you know the exact cost upfront, no surprises. Plus, you can often negotiate better with individual sellers than big builders. Maine Basai mein ek resale flat dekha tha, sab costs upfront bata diye the seller ne, which was a relief.
Resale ka option accha hai, I agree. But usmein loan approval ka kya scene rehta hai? Banks easily approve karte hain kya resale properties pe, especially agar property thodi purani ho?
Be careful with Emaar in Mohali. Their possession timelines are often delayed. My friend booked with them near Airport Road (Gurgaon side) and is still waiting after 2 years for his 4BHK. Did you check their RERA status thoroughly before shortlisting?
Godrej ka track record generally theek hai, but check the specific project you're interested in. Sometimes even big names have issues with certain developments. Ek project Baliawas mein tha unka, wahan thoda issue hua tha amenities ke handover ko leke. Always ask for the actual carpet area, not just super built-up, aur make sure all charges are clearly listed in the agreement, no hidden surprises later. Yeh builders ki tactics hoti hain.
RERA status toh check kiya tha, but delays toh common hain, right? Mohali mein Godrej ka kya scene hai? Are they better with timelines and transparent costs?
Bhai, totally relate! Builders show one price, then the final amount is shocking. Stamp duty is a killer, aur yeh extra charges toh alag hi headache hain. Same experience looking for a flat near Baharampur Naya, Gurgaon mein bhi yahi haal hai.
Stamp duty toh fixed hoti hai government rate pe, usmein negotiation mushkil hai. But PLC (Preferred Location Charges) aur floor rise premium mein thoda bahut adjust kar sakte hain agar project slow chal raha ho ya builder ko inventory clear karni ho. Maine Badshahpur mein ek project dekha tha, wahan builder ne bola tha ki early bird discount de denge PLC pe, but woh bhi limited period ke liye tha. Always try to negotiate on these 'extra' charges, they add up significantly. Don't be afraid to push back a little.
Haan exactly! Especially in Mohali, I heard some builders are even charging extra for parking now, which wasn't part of the initial quote. Kya lagta hai, stamp duty pe discount milta hai kya, ya woh government fixed hoti hai?
