Downsizing in Noida: Sector 112 or somewhere else?

Kids have moved out, so I'm selling my bigger house. Noida mein hi rahunga. Looking for a smaller 2BHK, something manageable. Novel Group ka project Sector 112 mein dekha. Elevator hona chahiye, and low maintenance is key. Hospital bhi paas mein ho toh sahi hai. Resale property ka kya scene hai? Is it worth buying ready-to-move now or wait for under-construction projects to finish? Honestly not sure if Sector 112 is the best, or if I should consider something near the new metro lines. Rent vs buy, I'm confused. EMI kitni jaegi, and resale value kya milega? Any suggestions? I don't want to get stuck with a bad investment at this age.
