Okay I'll be honest – I'm overwhelmed. Kids have moved out, so don't need such a big place anymore. Thinking of Sector 127. Flat chahiye, with a good lift. I'm looking at ATS homes, suna hai maintenance zyada hai. Anyone living there? Is it worth the price they're asking? Hospital nearby is important for me. Plus, resale value kya hai in that area? Honestly not sure if it's the right choice. Any opinions?

Which ATS project are you looking at specifically? That makes a big difference. Some are better maintained than others. Also, which floor are you targeting?
Be careful with ATS. Some of their projects have pending dues and legal issues. Double-check everything before you sign anything.
Honestly, downsizing is more about the peace of mind than the monetary gains. Choose a place where you feel comfortable and safe.

I bought a flat in Sector 75 three years ago, thinking it would be a great investment. Abhi tak rate utna nahi badha. Location is good, but builder ne amenities complete nahi kiye. Lesson learned: check amenities completion before booking.
Inflation is crazy right now, property prices are only going up. If you find something you like, don't wait too long.

Sector 150 is also an option, though it's further out. But the prices are relatively lower and the area is less congested. Future potential is good.
Sector 150 ka avg rate 7k/sqft hai abhi. Still cheaper than 127, but connectivity is an issue.
Resale value in 127 is decent, but not amazing. You might see better appreciation in sectors closer to the expressway. But hospital proximity is a big plus for 127.
Have you looked at Godrej Woods in Sector 43? Slightly different vibe, but good connectivity and hospital access. Premium toh hai, but worth considering.

My parents live in Sector 128, near Jaypee Hospital. It's a quieter area, but a bit far from the metro. Sector 127 is more lively, more shops and restaurants.
Don't just focus on ATS. There are other good builders in Sector 127 too. Check out some ready-to-move-in options.

ATS is good, but do your due diligence. Check RERA registration number and completion certificates. Don't just go by their words.

I live in ATS Village in Sector 93A. Maintenance is high, yes, but the community is good. Sector 127 ka I don't have direct experience, but generally ATS is reliable.
Sector 127 is decent, but ATS ka maintenance is a killer, true that. Hospital wise, Jaypee is nearby. Resale depends on the specific project and floor, but generally, it's okayish. Have you considered Sector 137? Similar price range, better connectivity maybe?
