Sushant Lok II — I'm looking at a 2BHK there. Kids have moved out, so don't need such a big place anymore. Selling my current house, I really want something manageable in Sohna. Satya Developers has some projects, also seeing options via brokers. My question is, should I go direct to the builder or use a broker for a better deal? Not just about the listed price, but also hidden costs like stamp duty, floor rise, and OC. Can you actually negotiate more directly? What's the real difference in final cost for a 1.5 Cr flat? Any experiences?

Meri friend ne direct builder se liya tha, baad mein pata chala ki maintenance charges bahut high hain, aur usko koi bataya nahi tha.
