Why are buyers blindly paying inflated rates along NH-48 Delhi Jaipur Highway right now? Kids have moved out, so I'm planning resale of our big house to buy a manageable flat with lift access. But Sector 31 pricing jumped nearly 40% in two years, which feels totally unjustified. Better to wait. Disagree? Tell me why.

To answer your question, historically Gurugram rates plateau for 2-3 years after a sharp cycle, but outright crash rarely happens. Look at Aerocity connectivity impact on nearby sectors, once infra finishes, base price permanently resets. But buying at the very peak with all your savings is also super stressful for folks like us.
I visited Baharampur Naya side last week hoping for something cheaper near the main highway belt. But even there, basic builder floors without proper parking are quoting absurd numbers. Where are normal middle class buyers supposed to go?
Exactly, even near Badshahpur side rates have shot up because people pushed out of main sectors are crowding there. If you want lift access and decent roads, you are forced to stretch beyond 1.5 Cr easily. My family is totally confused whether to stretch loan EMI or just keep renting.

Brokers are quoting 18k to 22k per sqft easily around NH-48 right now, and real transactions are happening near that rate too. I checked one floor last Sunday, token amount was paid in front of me. FOMO is real here.
