Is anyone living in Godrej or Sobha projects around Golf Course Extension Road? My kids are out, so we're thinking of a 2BHK. I'm worried about actual construction quality after possession, seeing issues in Emaar's older builds. What are the maintenance charges really like for DLF's newer compact flats? Don't want a huge bill after moving in.

Bhai, Godrej ki quality toh theek hai mostly, but Sobha ka track record mixed suna hai GCR extension pe, especially with timelines. Mere ek friend ne Godrej Summit mein liya tha, possession ke baad kaafi small issues aaye like seepage in bathroom and some electrical wiring problems, which took ages to fix. Emaar ki baat toh chhod hi do, puraani properties mein toh headache hi hai, I've heard horror stories about structural issues. Maintenance charges DLF ke generally high hote hain, especially for newer compact flats because they brand it as 'luxury compact' with lots of amenities. Prepare for a shocker.
