Why are builders so opaque about final costs? Kids have moved out, I'm selling our big Mehdipatnam house for a smaller 3BHK. Salarpuria Sattva jaisi companies bhi PLC, parking, maintenance deposit sab possession pe batati hain. Initial quote mein toh basic price hi hota hai. Kitna negotiate kar sakte hain total pe in Hyderabad?

It's not just Salarpuria Sattva, almost every builder does this. I recently checked out a project in Begumpet, and they added 'infrastructure development charges' and 'legal fees' that were almost 5% of the basic cost. Plus, the maintenance deposit was for 2 years! How can we even compare properties fairly when the final numbers are so different? Any tips on what to specifically ask for upfront to avoid shocks?
Yes, exactly what U8 said. Always ask for the 'Agreement Value' breakdown, not just base price. And get it in writing. I learned this the hard way with a project near Ameerpet. They quoted one number, then at agreement time, suddenly stamp duty, registration, and utility connection charges were 'extra' and not part of the initial discussion. It added almost 8-10 lakhs to my total! Don't trust
You HAVE to ask for the 'all-inclusive' price sheet, not just the basic. They try to hide it till the last minute. Legal fees are common, but 2 years maintenance is a bit much. Negotiate that down.
Totally relate! Salarpuria Sattva is known, but even they have these hidden things. I'm looking near Attapur, and the base price looks good, but then they add floor rise, amenity charges, corpus fund... it's a nightmare for first-timers like us. My budget is already tight.
Exactly! And then GST on top of everything. It's like death by a thousand cuts. I wish RERA had a clearer mandate on all-inclusive pricing from the start. What did your builder quote for PLC?
