Downsizing to NH-24 Highway, but prices jumped unexpectedly
₹4,800 to over ₹7,500 per sqft in two years along NH-24 Highway feels steep. Now that the kids have moved out, we're planning resale of existing property to get a compact 2BHK in Siddharth Vihar. We just want something manageable with a reliable elevator and a hospital nearby, but did we miss the bus? Or should we wait for rates to cool down?

Siddharth Vihar has massive location advantage right on Delhi-Meerut Expressway, so prices won't easily drop, but don't rush blindly either. Compare maintenance charges, ask existing residents about lift reliability, and check registry backlog before signing anything. By the way, did you shortlist any specific society yet or still just visiting sample flats?

A 25-year tenure on a depreciating high-rise is scary, true. But if you are downsizing, resale of your old house should ideally cover at least 60% of this cost, right? Prepaying principal every year using bonus reduces the tenure down to 10-12 years easily, so don't panic on the 25-year math.
Wait, why only Siddharth Vihar? Did you check options in Ahinsa Khand II or nearby Indirapuram pockets?
Water TDS issue is definitely real in Siddharth Vihar. My colleague took possession recently and said TDS is touching 1400 without proper central RO. As first-time buyers, we get so focused on price per sqft that we forget daily maintenance bills.
Ahinsa Khand II is way too expensive for a tight budget right now. Resale units there are already quoting ₹9,000+ per sqft for 15-year-old flats with parking issues. Siddharth Vihar still has newer inventory, though water quality is still a major problem in some pockets.

Aapne hospital aur elevator ki baat ki, toh check whether the society has dedicated power backup for lifts. Meri bua lives in an older project near Ahinsa Khand 1, and lift power cut issue keeps happening. Senior citizens ke liye reliable lift is top priority, fancy clubhouse doesn't matter.
