Downtown 66: Are we paying for brochure photos?

Did a site visit to Downtown 66 last week, trying to see past the glossy brochures. I work in real estate, but buying for myself is different, you know? Okay, I'll say what no one says: for ₹5 Cr+, the carpet area feels surprisingly small. Everyone talks about the amenities, but honestly, will anyone *really* use all of them daily? And what about the actual noise from the main road? I know the super area vs carpet area games builders play, but I need real, off-the-record experiences. Is it genuinely a good home, or just good on paper? Disagree? Tell me why.
