Budget finalised, loan pre-approved — now stuck on Dream Shyam City for an investment property. I work in real estate, so I know the marketing spin, but buying for myself is different. I need honest, ground-level info. Kya iska resale market actually liquid hai? Matlab, 5-7 saal mein agar exit karna ho, toh buyer mil jayenge easily ya stuck ho jayega? Builder ka track record kaisa hai overall, delivery wise? Was this project delivered on time, or any major hiccups? Initial launch se ab tak price movement kaisa raha hai, did it appreciate well? Not sure agar abhi bhi upside hai ya sab ho chuka. Ghost society ka risk toh nahi hai, like too many investors and less end-users? Any hidden issues after possession?

Bhai, Dream Shyam City? Is it the one with just 8 units? Agar haan, toh liquidity is going to be a HUGE issue, seriously. 8 units matlab it's almost like buying into a private house, not a proper society. Resale market for such small projects is next to nil, especially if it's not in a super prime, super exclusive location. Ghost society ka risk toh 100% hai, kaun rahega wahan jab itne kam log honge?
