Is Dream Shyam City's capital appreciation just marketing hype? I'm looking at some units there, completed project and all, but the price movement seems really flat since launch. I work in real estate, so I know how builders spin things, but honestly, what's the *real* ROI potential here? What are people actually getting for rent? I've seen some brokers quoting crazy figures, but after maintenance and property tax, it barely covers EMI for a smaller unit. I'm trying to figure out my exit strategy in 5-7 years, and if the resale market isn't liquid, it's a huge problem. Anyone actually sold a flat there recently? What was your experience?

Totally agree with the original post. Main bhi Dream Shyam City dekh raha tha, but capital appreciation ka naam sunke hi darr lag gaya. Builders bas sapne dikhate hain, real picture kuch aur hoti hai. Is it even worth considering for investment?
