Builder track records in Noida are a huge red flag for me right now. I'm looking at Dream Wonder Homes 3; the price point (₹49.50 L–₹79.75 L) seems okay for an investor like me, finally fed up of renting. My landlord raised rent again, so I need to build equity. But with ongoing projects, the under-construction risk is stressing me out. Builder ka delivery track record kaisa hai, any idea? Will they actually hand over on time, ya delays honge? What about capital appreciation for this project? Has its price moved much since launch? And most importantly, five saal baad exit strategy kya hogi? Is the resale market liquid enough for this one? Don't want to get stuck. Any real experiences, please share.

Bhai, Dream Wonder Homes 3? I was also looking at it, but the 'Dream Wonder' series has a reputation for delays. Heard from a friend whose cousin booked in their Phase 1 project near Alpha II, Greater Noida – took almost 2 years extra for possession. Ye builder ka track record kuch khaas nahi hai. Price toh theek lag raha hai, but time pe milega ya nahi, woh tension hai.
