My wife is pushing for possession next year, and honestly, I'm already stressed about it. I work in real estate, but buying for myself is a whole different ballgame, yaar. I'm looking at Dream Wonder Homes 3 in Noida. Log bolte hain amenities list mein sab hota hai, but actual mein kitna milta hai? Aur construction quality ka kya scene hai after a year or two? Cracks ya seepage issues toh nahi aate? Need honest opinions, not marketing gyaan.

Small projects mein sometimes builder funds ki kami ki wajah se construction quality compromise karte hain. Plus, amenities ka maintainence bhi issue ban jaata hai baad mein. Current market conditions mein buyers ke paas leverage hai, negotiate hard on price and ask for completion linked payments.

Cracks aur seepage ka issue bahut serious hai. Ek baar ho jaaye toh repair karte karte life nikal jaati hai. My brother bought in Ajayabpur, ek different builder se, aur 2 saal mein hi bathroom ki walls mein seepage start ho gaya. Builder ne suni hi nahi. Dream Wonder Homes ka track record kaisa hai after possession? Koi purana buyer hai yahan?
Dream Wonder Homes 3 ka price range ₹50-80 L hai, which seems decent for Noida, especially compared to areas like Alpha I Greater Noida. But amenities ki list toh sab dikhate hain. Swimming pool, gym, clubhouse... kitne functional hote hain aur kitne bas showpiece? Mera friend Alpha-II Commercial Belt mein ek project mein phasa hai, amenities poori hui hi nahi 3 saal baad bhi.

Haan, delay toh pakka hai. My friend booked in their Phase 2 and got possession almost 9 months late. Construction quality was average, not bad, not great. Cracks toh nahi the but finishing mein thoda compromise laga.
Sahi pakde ho! August 2023 was the promise, but my agent said it's still ongoing. They are pushing for next year, maybe Q1 2024. That's why I'm also hesitant. Amenities ka toh pata nahi, pehle possession toh mile.
