Dreamhome Heritage Max: Maintenance charges worth it?

Budget finalised, loan pre-approved – ab Dreamhome Heritage Max pe atak gaya hoon. Fed up of renting, thinking about investment, but Gurgaon projects ki maintenance charges bahut high lagti hain. Is it worth it for the amenities? Like, clubhouses and sports facilities, are they actually used daily ya bas showpiece hain? Also, parking allocation ka kya scene hai wahan? Sunne mein aaya hai, kai societies mein parking headache hai. Investor perspective se, ye sab cheezein tenant attraction aur resale value ko kitna affect karti hain? Opinions please.
