Dreamhome Heritage Max: My doubts about the premium for a 3BHK.
Dreamhome Heritage Max — this project keeps coming up as an option for my upgrade. I'm currently in a 2BHK in Sector 57, so I'm looking at a 3BHK here. The ₹2.55 Cr price tag is a big deal. Is it genuinely good for daily living, ya sirf paper pe accha lagta hai? Amenities ka reality check kya hai, are they actually useful? What about neighborhood quality, schools, markets nearby? Already have a home loan, so this premium has to be justified. Not sure if the price jump is worth it.

I agree with U8. The initial price range was actually ₹2.6 Cr, so if you're seeing it at ₹2.55 Cr, it's either a slight discount or the market hasn't appreciated as much there. For daily living, I'd say the biggest factor is proximity to your work and essentials. The area is developing, but it's not as established as, say, parts of Airport Road side. Don't rush into it just because it's 'completed'. Visit during peak hours and see the traffic, that's the real test.
My colleague lives there. He says the construction quality is good, no major complaints on that front. But the ₹2.6 Cr price tag is what he paid in 2021, not now. Current market conditions in Gurugram are making everything expensive. If you're getting it for 2.55 Cr now, it might actually be a decent deal compared to new launches, assuming you like the layout. Always check the resale value in that specific micro-market.
From what I know, Dreamhome Heritage Max got its possession in December 2020. So, it's been almost four years since completion. The area around it has developed quite a bit since then. Schools like DPS International and Pathways are not too far. Markets are also coming up well. If you're coming from Sector 57, the daily commute might be an adjustment depending on where you work.
Yaar, I visited Dreamhome Heritage Max a few months ago. The flats are decent, but the amenities, frankly, didn't impress me much. The gym was small, and the pool looked okay but nothing special. For 2.55 Cr, I'd expect more. Also, the total units are only 38, so it's a small society, which can be good or bad depending on what you like.

I heard about Dreamhome Heritage Max too. The location is good, near the main road. But the price feels steep. For that budget, you might find something similar in parts of Sector 65 or even closer to Golf Course Extension Road, though maybe not fully ready. RERA details for this project say GGM/276/2018/08, so it's legit, but 'completed' doesn't mean perfect.
Bhai, ₹2.55 Cr is definitely a lot for a 3BHK, even in Gurgaon. Have you checked the per square foot rate? Sometimes builders inflate the carpet area to justify the price. Also, what's the actual possession status, is it fully ready?
