Dreamhome The Highway Residenc: Overpriced investor trap, agree?
Dreamhome The Highway Residenc. Advertised 3BHK price is fake. Real cost is higher. I'm upgrading, but worried about investor ratio and ghost society. Change my mind.

It seems like a high-risk, potentially high-reward situation for an investor, but definitely not for a first-time home buyer looking for a community. The 8 units and 'null' status are red flags. Maybe the OP should look into other established projects instead of trying to change their mind here. What other projects are people looking at?
These builders just want to trap us. So frustrating to find a genuine project.
My uncle almost fell for a similar project last year. Low unit count, great 'starting' price, but when he dug deeper, it was mostly investors buying up multiple units. The idea was to create artificial demand. For first-time buyers like us, it's a huge risk. You might end up in a society with very few actual residents, leading to maintenance issues and safety concerns.
I actually saw their ad and got excited for a 3BHK in that range. But after reading this, I'm scared. What about the possession date? Is 2026-06-01 realistic given the 'null' status?
U6 is right. Ghaziabad market mein delays common hain, especially post-RERA. For 66-74L, you can find ready-to-move options or projects with significant progress in areas like Ahinsa Khand II. Don't fall for vague promises.
U5, be very careful. 'Null' status usually means construction hasn't even properly started or is stuck. For a 2026-06-01 possession, they should be well into construction by now. Builders often show an attractive future date but delay by years. I know someone who booked in Achchheja with a similar 'null' status and is still waiting 4 years past the promised date.
Totally agree with OP. Builder log fake prices dekar attract karte hain. Happened with me in another project near Afzalpur.
Exactly U3! 8 units? That's barely a society. More like a large villa.
U2, for Dreamhome, there's no actual 3BHK. The official RERA documents only show 2BHK units in the ₹66 L – ₹74 L range. They probably advertise 3BHK to pull people in and then upsell or say 'sold out'. With only 8 units total, this investor trap/ghost society fear is very real.
Haan bhai, same here. Ye 'starting from' wale ads toh bas dhoka hain. What's the actual 3BHK price they are quoting for Dreamhome?
