₹55 lakh for a 1BHK in Drona City feels like the peak price now. I've tracked it for two years. Is there any capital appreciation left, or is it all priced in already? My biggest worry is the investor ratio. What's the real resale market like there? Don't want to get stuck with low liquidity.

It's a tough call. On one hand, the project is COMPLETED and possession was in 2017, which means no construction delays. But with 300 total units, the supply is decent. The real question is, jo log wahan reh rahe hain, unka experience kaisa hai? Agar society living achhi hai, amenities hain, tab shayad resale market thoda better ho. But pure appreciation ke liye toh I'm skeptical at ₹55L.
I can share my experience. Maine Ajayabpur mein ek 1BHK liya tha 3 saal pehle, socha tha achha appreciation milega. But ab tak appreciation flat ho gayi hai, market mein buyers hi nahi mil rahe. Drona City ka bhi mujhe kuch aisa hi vibe aa raha hai. Unless there's a major infrastructure push right next to it, I doubt it'll see much growth.
Haan, Noida mein 1BHK segment mein abhi thoda slow growth hai, especially for older, completed projects. Naye projects mein bhi returns utne high nahi hain jitne pehle hua karte the. Buyers are cautious, and inventory is high.
Toh overall Noida mein 1BHK ka kya haal hai abhi? Kya market slow hai?
Honestly, if you got in when it was around ₹11 L, tab toh achha return mil gaya hoga. But at ₹55 L now, it does seem like the upside is limited. Maybe focus on rent yield if at all, but capital appreciation seems unlikely from here.

Investor ratio wali baat bilkul theek hai. Mere ek friend ne Alpha I Greater Noida mein similar ek project mein invest kiya tha jo investor heavy tha. Resale ke time bahut mushkil hui thi buyer dhoondhne mein aur price bhi expected se kam mila. Liquidity ka sach mein problem ho jaati hai.
Sahi keh rahe ho. Drona City toh kab ka COMPLETED ho chuka hai, possession bhi 2017 mein mil gaya tha. Itne saal baad ab kya hi capital appreciation milegi? Plus, maintenance ka bhi issue rehta hai itne puraane projects mein.
