Drona Residency carpet area feels misleading
Greater Noida mein first property dhundh raha hoon, aur Evergreen Mango Orchad Tree Houses aur Drona Residency ko shortlist kiya hai. Evergreen toh ready hai, but uska budget thoda upar jaa raha hai, around 1.5 Cr for a 2BHK. Drona Residency under-construction hai, around 70L for same config, but usme carpet area ka doubt hai. Brochure mein kuch aur dikhate hain, site visit pe laga ki space utni efficient nahi hai. Also, Drona mein amenities kitni functional hongi, not sure. Evergreen mein toh sab ready hai, but at that price, is it worth it? Kya lagta hai, which one makes more sense for end-use? Koi experience share kar sakta hai kya?

Price difference toh huge hai, almost double! Evergreen ka 1.5 Cr for a 2BHK is on the higher side, even for Greater Noida. Current market conditions mein jahan interest rates upar hain, itna bada loan lena thoda risky ho sakta hai. Drona ka 70L attractive hai, but agar carpet area efficient nahi hai toh future mein re-sale value pe impact padega. Per sqft price compare karna bahut zaroori hai.
U10, Evergreen ka agar 1.5 Cr hai aur woh 2BHK hai, toh uska super built-up area usually 1200-1500 sqft ke beech hota hai. Toh approx 10k-12.5k/sqft padega. Drona ka 70L mein agar 900-1000 sqft bhi hai, toh 7k-7.7k/sqft padega. Ye difference carpet area inefficiency ya amenities se justify karna mushkil hai. Drona mein hidden costs bhi honge.
U4, per sqft ka calculation kaise karte hain? Aur Drona ka carpet area kitna expect karna chahiye? Ajayabpur side mein bhi prices kaafi badh gaye hain, toh Greater Noida mein 70L for 2BHK thoda too good to be true lag raha hai.
Dekho yaar, Drona Residency ka 70L ka price sunke lagta hai ki opportunity hai, but under-construction projects mein maine bahut logon ko faste dekha hai. Mere ek colleague ne Alpha I Greater Noida mein ek project book kiya tha, 3 saal delay ho gaya. Carpet area ka issue toh common hai, builders super built-up area dikha ke mislead karte hain. Drona ka builder ka track record check kiya kya? Aur Evergreen ka RERA Not Applicable kyu hai, yeh bhi dekhna padega, thoda doubtfull lagta hai.
Haan bilkul, builder delays toh new normal ho gaya hai. Drona mein 70L lagane se pehle, builder ki reputation aur past projects ki delivery record zaroor check kar lena. Carpet area ka ghapla toh har dusre project mein milta hai.
U7, RERA Not Applicable ho sakta hai agar project RERA implement hone se pehle complete ho gaya ho, ya agar land type agricultural se converted ho. But fir bhi, agar ready hai toh possession date clear honi chahiye. Drona jaise under-construction mein toh RERA hona hi chahiye, warna risk zyada hai.
Sahi keh rahe ho U3. Ye RERA Not Applicable kyu hai Evergreen ka? Jabki itna high price tag hai. Kya koi loophole hai ya purana project hai? Thoda clear karo please, ye bahut important point hai.

Brochure mein jo dikhta hai aur site pe jo feel hota hai, zameen-aasman ka farak hota hai. 70L for a 2BHK sounds tempting for Greater Noida, especially when Evergreen is 1.5 Cr. But under-construction ka risk aur amenities ka bharosa nahi hota. End-use ke liye toh ready property better rehti hai na? Par budget bhi toh dekhna hai.
