Was supposed to decide by last month but I'm still trying to figure out the best investment route in New Chandigarh. I'm based in Dubai, so site visits are tough. Looking at a 2BHK in Ansal API, around ₹85L. They're quoting a high PLC for corner units. Not sure if that's worth it for rental yield. Should I focus on secondary market deals instead? Can you really negotiate more on resale properties there? Any insights on finding underpriced assets without being physically present?

Also, don't forget about the current market conditions. The property market in Chandigarh and New Chandigarh is a bit slow right now, especially for new projects. Buyers have more negotiation power. So, if you're going for a new property, push for a good discount, not just PLC adjustments. And always check for hidden charges!
Underpriced assets without being physically present? That's almost impossible, bhai. The best deals usually come from word-of-mouth or distress sales, which require on-ground verification. Have you thought about getting a property consultant or a trusted family member to do the legwork for you? This is a huge investment.
Secondary market deals can definitely be better, especially if the seller is in a hurry. You can negotiate more, but the challenge without being present is verifying the property's condition and legal documents. Brokers can sometimes hide issues. Who will represent you on the ground?
85 lakh for a 2BHK in Ansal API in New Chandigarh? That seems quite high, even with the corner unit premium. What's the carpet area they are offering? PLC for corner units is standard, but for rental yield, it rarely translates to significantly higher rent. You're better off without it.
Haan, carpet area is key! Builders often quote super built-up. Also, for rental yield, New Chandigarh is still developing. The real rental demand is closer to Chandigarh city, like in Manimajra or Mohali. Have you explored those options?
Bhai, Ansal API ka naam sunte hi thoda darr lagta hai. Unka track record New Chandigarh mein mixed hai, especially possession dates ko lekar. 85L for a 2BHK wahan pe, with high PLC, sounds steep for rental yield. Kya aapne unke previous projects ka RERA status check kiya hai? Thoda research aur karo, yaar.
Exactly! My cousin booked with them in Mullanpur Garibdass a few years back, and it's been delayed by almost 2 years already. They keep giving new dates. OP, you need to be very careful if you're not physically present. Site visits are crucial.
