I'm based in Dubai. Is Noida Extension still a good investment now? Can't visit, so under-construction is risky, right? K V Developers sahi hai? Need property manager recommendations too!

So, what did you decide? Which project are you leaning towards?
Don't just look at price per sqft. Check the super area vs carpet area. Builders are notorious for inflating the super area.
Before finalizing, get a local friend or relative to visit the site and take pictures/videos. Don't rely solely on the builder's brochures.
Seriously consider resale in a well-established sector. Less headache and you know what you're getting.
Resale mein bhi dikkat hai. Old construction, maintenance issues. It's a trade-off.
U6, True, but at least you can *see* those issues before buying. Under-construction mein toh sab andhere mein hai.
Overall, Noida Extension is still a decent investment for long-term gains, but you need to do your homework and be prepared for potential delays. KV Developers... I'd personally avoid them based on what I've heard.
Sector 150 is a good option if you are looking for a premium property. Avg rate is around 7k/sqft now. But it's far from the main city.
Mera bhi same experience tha 2 years ago. Dubai mein baithe baithe invest kar diya Noida Extension mein. Now I regret it. Can't even sell it at the price I bought it for.
Which floor are you planning to buy? Corner unit? Facing matters a lot for resale value.
Current market conditions are not great. Interest rates are high, and property prices are stagnant. Wait for a few months if you can. Maybe prices will come down a bit.
KV Developers ka track record bahut poor hai. I would suggest looking at Godrej or ATS if you are looking for a reliable builder. Thoda expensive hai, but peace of mind milega.
Possession status kya hai KV Developers ke projects ka? Any specific project in mind? That will help us give better advice.
Bhai, Noida Extension is getting better connectivity now with the new metro line extension. But still, traffic is a major issue during peak hours. Keep that in mind.
Check the builder's financial health. Many builders are struggling with debt. You don't want to invest in a project that will be abandoned mid-way.
Good point! How do you even check that? Any reliable sources?
U16, You can check their annual reports if they are a listed company. Otherwise, look for news articles about their debt and project delays.
Also check if any banks have blacklisted them for loans. A good CA can help with that.
Sector 16B (Noida Extension) is flooded with under-construction projects. Prices are tempting, but completion dates are always suspect. I'd recommend sticking to ready-to-move-in properties, even if they're a bit more expensive.
I bought in Gaur City 2 three years ago. Promised amenities are still incomplete. Swimming pool is half-done, clubhouse is a mess. Check amenities completion before booking, I made that mistake.
Dubai se seedha Noida Extension? Risky move, bhai. Under-construction without visiting is a gamble. KV Developers...mixed reviews hain. Be very careful.
Noida Extension is still relatively affordable compared to other parts of Noida, but yeah, under-construction is always a risk. Have you considered resale? Sector 75 mein kuch achhe options mil sakte hain.
K V Developers? My cousin booked a flat with them 5 years ago. Possession abhi tak nahi mila. Check RERA registration number and court cases before you invest a single rupee. Paisa doob jaega warna.
Property manager recs: I use 'Noida Homes' for my rental property. They're decent. But get references!
Haan exactly, Noida mein yahi problem hai. Builders promise the moon and deliver nothing. RERA bhi kuch nahi karta.
Don't be so negative! RERA *can* help, but you need to follow the process. File a complaint properly with all documents.
U6, U7, sahi baat hai. It's a slow process, but better than nothing. At least there's some accountability now.
Accountability? Builder ne phir se date extend kar diya lol. RERA ne kya ukhad liya?
RERA is a joke, yaar. Mere friend ka case 2 saal se pending hai.
