posted on 14 MayDubai se Delhi buy: remote challenges
Mahipalpur mein ek property dekh raha hoon, Sri Sri Homz ki. I'm based in Dubai, so site visit mushkil hai. Secondary market mein deals mil rahi hain, but ismein stamp duty ka kya scene hai? NRI ke liye extra charges lagte hain kya? Also, power of attorney se paper work kitna smooth hota hai? Confused hoon.

Remote buying mein sabse bada challenge verification ka hai, bina physically dekhe investment karna risky hai. Market abhi stable hai Delhi mein, prices over-inflated nahi hain. PoA se pehle builder ka RERA status check kar lo aur legal opinion le lo. Kisi third-party consultant ki help bhi le sakte ho jo physical verification kar de.
Even with RERA, delays can happen, don't blindly trust it. My friend's project near Anand Niketan was RERA registered but still delayed by a year, and the builder used all sorts of excuses. So, RERA is a good start, but not a full guarantee. Remote buying mein toh aur bhi vigilance chahiye.
Haan, Delhi RERA ki official website pe poori list mil jaati hai registered projects ki. Builder ka naam daalo ya project ID search karo, details aa jaati hain. Mandatory hai har project ke liye RERA registration, toh agar nahi mil raha, toh red flag hai.
RERA status kaise check karte hain, bro? Online mil jaata hai kya? Mujhe bhi ek property ka check karna hai, builder ka naam toh suna hai par RERA ka idea nahi hai.
Sri Sri Homz ka track record utna achha nahi suna hai. Possession dates hamesha delay karte hain, aur quality pe bhi complaints aati hain. Mera ek relative Ansal Villas mein ek project mein phasa hua hai unke saath, 2 saal se possession pending hai. Remote se toh aur bhi headache ho jayegi, I'd say be very cautious.
Toh Mahipalpur mein aur kaun se builders theek hain? Secondary market mein koi reliable options? Main bhi Gurgaon se shift hone ka soch raha hoon, toh Delhi mein better options kya hain budget mein?
Totally agree! Unki quality bhi average hoti hai, aur after-sales service toh almost zero hai. Budget-conscious ho toh aur options dekh lo Mahipalpur ke aas-paas ya adjoining areas mein. Ek baar site visit karna toh banta hai, even if it's a quick trip.
Stamp duty ka kya scene hai NRI ke liye? Koi extra charge lagta hai kya? Main bhi Dubai se dekh raha tha, Alaknanda mein ek property, but NRI tax implications samajh nahi aa rahe. Confusion hai.
Jo extra charge ka confusion hai, woh shayad TDS deduction pe hota hai jab aap property bechte ho as NRI. Buying pe generally same rules hain. PoA mein bahut dhyaan rakhna padta hai. Mere ek dost ne Anand Vihar mein property PoA se li thi, baad mein bahut panga hua tha kyunki PoA holder ne galat information de di thi. Due diligence is key.
NRI ke liye stamp duty same hi hoti hai, bhai. Koi extra charge nahi lagta hai. Bas source of funds proof karna padta hai ki legitimate hai. Aur jo payment method hai, usmein thoda difference hota hai, like NRE/NRO accounts use karne hote hain.
NRI ke liye secondary market mein deals toh kaafi achhi mil jaati hain, but Sri Sri Homz ka naam sunte hi thoda doubt aata hai. PoA se kaam ho jaata hai, but make sure the person you give PoA to is 100% trustworthy. Usmein koi compromise nahi.
Bhai, Mahipalpur mein Sri Sri Homz? Thoda research kar lo pehle. Remote se deal karna toh aur mushkil hoga. Builder ka track record dekhna bahut zaroori hai, especially jab aap yahan nahi ho. Meri toh yahi salah hai.
