Not proud of this but I almost got duped by a pre-launch scheme in Delhi. I'm in Dubai, so site visits mushkil hain. I was looking at a 3BHK in Chander Nagar by Suri Buildtech, around ₹2.2 Cr. They pushed pre-launch pricing, but I'm thinking, is early-bird *actually* a discount, ya just FOMO? Also, for an NRI like me, should I go through a broker for better negotiation, or direct builder se baat karoon? Kahan value milegi?

Totally agree with the FOMO point! For an NRI, site visits are tough, but trust me, *never* buy without someone trustworthy physically checking the site and papers. ₹2.2 Cr for Chander Nagar sounds super high.
Bhai, you dodged a massive bullet! Suri Buildtech ka toh naam hi kaafi hai for delays and quality issues. Pre-launch is *never* a real discount, it's just to get your money early.
