Dubai se Mohali investment: Mera Sector 22 confusion

For six months now I've been looking at investment options in Mohali. I'm based in Dubai so it's tough to do proper site visits. Thinking about Sector 22, especially for a 2BHK. Kya lagta hai, iska investment potential kaisa hai for the next 3-5 years? I'm hoping for decent rental yields. Konse type ke tenants yahan zyada milte hain? Young professionals ya families? Also, since I can't manage things directly, I'll definitely need a property manager. Are there any common legal issues or land disputes one should be aware of in Sector 22? Project delays ya builder issues toh nahi hain? Power of attorney ke through manage karna kitna risky ho sakta hai? Any advice on managing property remotely wahi se?
