Spent the whole Sunday researching Signature Global Park 1 in Sohna. I'm based in Dubai, so can't do a site inspection myself. Builder ka delivery track record kaisa hai for their other projects? Current price ₹66.58L for a 2BHK seems okay, but has it seen good capital appreciation since launch? Also, long-term exit strategy ke liye, is there an active secondary market ya ghost society banne ka risk hai? Need community ka honest feedback before I commit. Power of attorney se manage karna kitna difficult hoga?

PoA se property manage karna, especially when you're abroad, is a nightmare. Mera personal experience bahut kharab raha hai. Aapko ek trustable person chahiye, aur even then, bank formalities, property tax, society issues sab mein problem aati hai. Current Gurugram market mein bhi, ready-to-move properties ko preference mil rahi hai, toh under-construction mein thoda risk hai.
The price point looks good, but what about the RERA number? Is it a registered project? Builder ka past record dekhna bahut zaroori hai. I've heard some stories about delays in their projects in Sector 37D. Also, 116 units total hain, toh kya ye society bahut chhoti nahi ho jaayegi long term mein? Maintenance aur amenities mein issue nahi aayega?
Meri ek relative ne bhi Signature Global ka project liya tha Gurugram-Sohna road pe, near Badshahpur. Possession mein 1.5 saal ka delay hua tha, but finally mil gaya. Quality theek thi, but builder ka communication bahut poor tha. So, prepare for some headaches agar delay hota hai.
Total units 116 hain, jo kaafi compact hai. Maintenance ka issue aa sakta hai, agreed.

Bhai, Sohna is still very nascent. Signature Global ka track record mixed hai, kuch projects time pe diye hain, kuch mein delays bhi hue hain. For an NRI, PoA se manage karna bahut risky ho sakta hai, especially if you're looking for quick appreciation. Secondary market abhi utna mature nahi hai Sohna mein, ghost society ka risk toh nahi keh sakte, but liquidity issue ho sakta hai.
Sahi keh rahe ho. Sohna mein connectivity abhi bhi ek issue hai, aur infrastructure development slow hai. Agar long-term investment hai, then maybe, but for exit strategy, it's a big question mark. Gurugram ka market bhi abhi thoda uncertain hai, toh soch samajh ke.
Mujhe toh Signature Global theek lagta hai. My friend bought in one of their other projects near Badshahpur and got possession almost on time. It depends on the specific project, I guess.
