₹35k rent every month for years has me fed up. Finally looking at Duggal Housing Complex, prices ₹28-55L. It's completed, so that's a plus. But as an end-user, is it genuinely good for daily living ya sirf paper pe acha hai? Amenities ka kya scene hai? Gym, park, pool sab hai but are they maintained, actually useful? Aur maintenance charges kitne lagte hain monthly? Not sure if EMI plus these costs will be manageable. Any residents here? Please share your real experience.

But the feedback on maintenance costs and amenity upkeep, plus the basic power backup, suggests you need to go in with open eyes. It's not a luxury complex, but could be a functional home if your expectations are managed. Maybe visit during peak hours to see the parking situation and talk to a few more residents directly.
Just be careful with older completed projects. Renovation costs can add up quickly, like my friend in Aram Bagh who spent 5 lakhs on upgrades.
I've been looking at Duggal too, for the ₹40-45L range. The location is decent. But my main worry is the water supply and power backup. In my current rental in Alaknanda, power cuts are frequent and water pressure is low. Do residents face similar issues at Duggal? And is there enough parking space, because that's always a nightmare in older complexes.
I agree. Most projects from that time, even in areas like Anand Niketan, had similar power backup. The Delhi real estate market right now is tough for first-time buyers, so finding something ready-to-move without huge compromises is hard. Duggal seems like a decent compromise if you can manage the maintenance and power backup limitations.
U6 is right about power backup. This is common in complexes from that era (2013 possession).
U5, parking is definitely an issue, especially if you have two cars. They have dedicated spots, but visitors struggle. Water supply is generally okay, no major complaints, but power backup is only for common areas and one light/fan point inside the flat, not full load. So AC won't run on backup.
Honestly, the fact that Duggal Housing Complex is completed and has a clear possession date of 2013-07-01 is a big relief. So many projects are stuck for years. At least yahan ready-to-move hai, no waiting period. That itself saves a lot of mental stress and rent.

My friend bought in Anand Vihar and the builder promised a lot, but now the gym is broken, pool is rarely cleaned. Is Duggal also like that? I'm tired of rent, but don't want to jump into another money pit. Any current residents can confirm actual maintenance charges and if amenities are truly usable?
U2, exactly! ₹4k for maintenance is a lot, especially on top of EMI.
U1, sahi kaha! Maintenance is a huge concern. I visited Duggal last month. The amenities like gym and park seemed okay from outside, but the pool water looked a bit cloudy. They quoted around ₹3500-4000/month for maintenance for a 2BHK. It felt a bit high considering the age of the complex (Possession 2013-07-01).
