Builder ne ₹75L ka 2BHK quote kiya, but jab stamp duty, registration, aur parking charges add kiye toh budget cross ho gaya. Is Ghaziabad mein stamp duty aur registration charges kam karne ka koi legit tareeka hai ya sab fix hota hai? Bohot log bolte hain ki yeh sab final cost mein bohot add karta hai. Also, possession ke time par koi aur surprise charges bhi aate hain kya? Yaar, I'm a first-time buyer aur parents bol rahe hain ki hidden costs ka dhyan rakhna. Sabki baatein sunke lag raha hai ki ghar kharidna ek jung hai. Shipra Group ke project mein toh darr lag raha hai ab. Lagta hai thoda aur wait karna padega ya fir second-hand option dekhna padega. Fresh projects mein toh hidden costs aur delays se bachna mushkil lag raha hai.
Duhai mein Shipra Group ka track record check kar lo pehle. Kaafi delays hue hain unke pichhle projects mein. Hidden costs toh common hai, but possession delays are a bigger headache. Mera ek friend Abhay Khand mein ek project mein phasa hua hai, 2 saal se possession nahi mila hai. Always check the builder's past projects, RERA possession dates, and actual delivery. Also, current market conditions in Ghaziabad show that ready-to-move properties are getting a premium, but under-construction ones are struggling with sales, giving builders less incentive to finish fast. Be cautious.

U10 is right. Women ke naam pe thoda benefit milta hai bas, baaki sab fixed hai.

Agar property women ke naam par register karte ho, toh thoda concession milta hai stamp duty mein, usually 1% tak. Lekin yeh sab rules state wise vary karte hain. UP mein women buyers ko 1% ki chhoot milti hai stamp duty mein, agar property exclusively unke naam par ho. Baaki, poora amount white mein hi pay karna padta hai, koi black money option nahi hai for government charges.

Jab detailed breakup maanga, toh pata chala ki parking, club membership, IFS (Internal Development Charges), Power Backup, Fire Fighting charges, and even maintenance for 2 years advance mein add kar diye. Total 78L tak pahunch gaya. Stamp duty aur registration toh alag se. Samajh nahi aata ki ye log starting mein clear picture kyu nahi dete? Mera toh budget 70L ka tha, ab poora plan hi change karna pad raha hai. Bohot frustating hai yeh process.

Lagta hai sab builders ka yahi haal hai. Kya karein yaar, first-time buyer ke liye toh yeh sab bohot overwhelming hai.
Haan yaar, first-time buyers ke liye toh ye maze ki baat nahi hai. Meri bhi family bolti hai ki builder ke har point ko double check karo, warna baad mein rona padega. Especially Ghaziabad mein toh competition itna hai, fir bhi prices aise dikhate hain.
