Dwarka Sector 12 — my 2BHK feels cramped. Thinking of upgrading to a 3BHK or small villa in Saket or Punjabi Bagh. Price difference is massive, easily ₹3Cr+. Is that premium for a 3BHK or plot justified for appreciation and resale? Already have an EMI. Thoughts?

The Delhi market is tricky right now. While Saket and Punjabi Bagh are prime, the 3Cr+ premium is mostly for scarcity and established social infrastructure. For appreciation, you need to look at areas with upcoming development or infrastructure projects. Dwarka Expressway side is seeing some movement, but that's far from these locations. Plus, interest rates are not helping. Resale value will hold, but massive appreciation might be slow given current market conditions and the high base price.
Sahi kaha, appreciation might be slow. Resale value is key, but the upfront cost is daunting. I'm just worried about making the wrong decision and being stuck with a huge EMI.
Agree, Dwarka can feel congested now. But are you looking at builder floors or societies in Saket? Builder floors sometimes have issues with clear titles or future redevelopment, which can be a headache later. Have you checked out plots in Ansal Villas near Chattarpur? Might be a different vibe but could be more spacious, though further out.
Good point about builder floors. I'm mainly looking at societies or maybe a small independent plot if the budget stretches. Ansal Villas is a good suggestion, but it's a bit far from my work and established network in Dwarka. I'd prefer something with better metro connectivity, which is why Saket was on my radar.
Dekho, premium for Saket ya Punjabi Bagh is mostly for the location and established infrastructure, not just pure appreciation potential sometimes. My cousin bought a 3BHK in Anand Niketan two years back, thinking it would skyrocket, but the growth has been steady, not exponential, especially for resale. Plus, the maintenance charges are insane. You need to factor that in too, it adds a lot to the monthly outgoings.

Yaar, Dwarka ke 2BHKs are definitely getting tight, especially if family is growing. Saket/Punjabi Bagh ka lifestyle aur connectivity ka toh alag hi charm hai. Lekin 3Cr+ upar se EMI... that's a huge jump. Mera bhi same thought process chal raha hai, tension ho rahi hai.
Exactly! Family badhti hai toh space bohot important ho jaata hai. My parents are planning to move in with us, and our 2BHK in Dwarka Sector 6 already feels like a shoebox. We looked at 3BHKs in Dwarka itself, but they don't offer that much extra space for the price. The quality of construction in some of the newer projects here is also questionable. So, the jump to a better area makes sense, if affordable, but the budget is killer.

Dwarka mein bada dekhne ka option hai, but that's still Dwarka. Saket aur Punjabi Bagh ki apni ek value hai, especially for schools and hospitals nearby. Yeh sirf size ka matter nahi hai, lifestyle ka bhi hai, aur uske liye log pay karte hain.
