Dwarka Expressway hype won't deliver immediate ROI
Spent the whole Sunday checking out options around Dwarka Expressway and Golf Course Extension Road. Honestly, everyone's talking about Dwarka Exp's imminent completion and Global City ka potential, but I'm just not seeing the immediate investment case for many projects wahan. Log bolte hain infrastructure se prices jump karte hain, but from my experience, current pricing already factors in too much. Look at Sector 102 ya 109. What's the real upside in the next 2-3 years after completion? Capital appreciation will slow down. I've seen this pattern before. Builders like M3M and DLF, unke projects premium hain, no doubt, but ROI calculations at current entry points seem stretched. Rental yields bhi utne high nahin hain, maybe 2.5-3% max. I think the real play is in areas adjacent to these new hubs, ya phir established sectors like 65 where infrastructure is solid. SPR Extension bhi theek hai, but kitna impact? White money investment mein you need clear numbers. Am I wrong? Change my mind.
