Dwarka Expressway completion is totally overhyped by builders. I work in real estate, but buying for myself along the Expressway feels risky. Builders like M3M push projects, promising crazy appreciation. A 3BHK in Sector 109 is already ₹2.5 Cr+. Are we just fueling inflated projections? What's the real ground reality on returns versus their marketing spin? I'm honestly not sure.

Same boat here! I've been eyeing properties near Dwarka Expressway for months, but the prices are just insane. My budget is ₹1.5 Cr max for a decent 3BHK, and even in areas like Basai, they're quoting ridiculous figures for under-construction. Lagta hai builders ne socha hai ki sab log NRI hain. Returns ka toh pata nahi, EMI kaise bharenge woh tension hai.
Totally feel you on the budget. I saw a 2BHK in Baharampur Naya, a little further down, and even that was pushing ₹1.2 Cr. For that price, I'd rather look at smaller cities or wait. It's like they're pricing out everyone who isn't already super rich. What's the point of buying if you're stressed about EMIs from day one?

Bhai, totally agree with the original post. M3M toh bas marketing pe marketing kar raha hai. Sector 109 mein 2.5 Cr+ for a 3BHK? Itna toh Gurugram ke established sectors mein bhi mil jaata hai. Lagta hai sirf hype pe chal rahe hain, real value kuch aur hai.
Sahi kaha yaar. Older sectors mein schools, hospitals, market sab ready hain. Yahan toh abhi sab kuch under construction hai, sirf road banne se life thodi na comfortable ho jaati hai.
