Dekho, pre-launch is always a gamble. Mera friend ne bhi Sector 109, Dwarka Expressway par ek project mein book kiya tha 5 saal pehle. Abhi tak possession nahi mila, builder ne date pe date di hai. Har baar naya bahana. Saari savings phans gayi hain uski. Isse achcha toh ready-to-move hi le lo, thoda mehnga sahi, par peace of mind rahega. Yeh project delays dimag kharab kar dete hain.
U10, U2 ke friend ka toh mujhe nahi pata but mera cousin ne Godrej Habitat mein liya tha, woh bhi Sector 109 mein. Unka toh delivery time pe hua. Par main Airport Road (Gurgaon side) ke paas ke projects ki baat kar raha tha, wahan kaafi delays hain, especially those smaller builders. Bade players ka thoda bharosa hai.

Sahi baat hai, delays ka issue toh hai. But sab builders bure nahi hote. Kuch projects time pe bhi deliver hote hain. Builder ka track record aur past projects dekhna bahut zaroori hai, sirf price dekh ke nahi lena chahiye.

U1, meri ek colleague ne Basai ke paas 2018 mein pre-launch mein liya tha. Bola tha 3 saal mein possession. Abhi tak kuch nahi mila, RERA mein case chal raha hai. Builder ne toh haath khade kar diye hain. Dekh lo bhai, risk hai toh ishq hai, but yahan toh poora budget hi fans jaata hai.
Price difference is real, no doubt. But delays ka darr lagta hai. Kya pata kitne saal aur wait karna pade.
Totally agree! Mera bhi same dilemma hai. RTM mein toh budget out ho jaayega, aur fir regret hoga. Lagta hai thoda risk lena hi padega agar future mein appreciation chahiye toh. Builders bhi toh bolte hain ki early bird gets the worm.
