Budget finalised, loan pre-approved — ab Gurgaon mein property dekh raha hoon. I'm eyeing something on Dwarka Expressway, maybe Sector 109 ya 113. Everyone says Dwarka E-way completion will skyrocket prices further. But I'm wondering, is it *too late* to get in? Yaar, 2BHK is already touching ₹1.5 Cr in some Emaar or M3M projects. Is there still good appreciation left for a 2-3 year hold? Honestly, not sure if I'm missing something big here.

Mai toh bolta hoon jaao! I bought in Sector 109, Sobha City, two years ago. Tab rates kuch aur the, ab double ho gaye hain. Dwarka E-way khulte hi, connectivity badhegi, demand aur upar jaayegi. Don't overthink it, just pick a good builder. This is a long-term play.
I bought a 2BHK in Sobha City Phase 1. It was around ₹80L then, now similar units are listed for ₹1.6Cr+. For the next 2-3 years, I'd say a conservative 15-20% appreciation is possible IF the E-way fully opens and infrastructure catches up. But don't expect a doubling again. Also, consider resale value, not just buying price. The whole Gurgaon market is seeing crazy demand, even areas like Badshahpur are picking up.

Completion dates are always a moving target, but the main expressway itself is almost done. Connectivity will definitely improve, especially for people coming from Delhi. I think that's the biggest factor. Oversupply might be an issue in some pockets but premium projects near Airport Road will always hold value.

Haan bhai, same soch raha hoon. Dwarka E-way toh game changer hai, completion se pehle entry mil jaaye toh achha hai. Investors bhi bahut interested hain is area mein.
