Dwarka Expressway projects — I'm based in Dubai and looking into a few options. Can't do site inspections myself. Considering M3M projects and Godrej in Sector 82. Heard mixed things about their construction quality and delivery. Which builder has better after-sales support for an NRI, especially if I need a property manager?

NRI ke liye Godrej better option hai, especially Sector 82 mein. Unka brand value aur reliability M3M se upar hai. Location bhi prime hai, Airport Road se connectivity achi hai. Investment ke liye bhi safe bet lag raha hai mujhe. Property appreciation bhi decent mil sakti hai yahan.

M3M ka track record pichle kuch saalon mein delays aur finishing issues ke liye notorious raha hai, especially for their high-rise projects. Godrej thoda better hai in terms of delivery reliability, but even unki properties mein minor issues nikal aate hain. NRI ho toh aur careful rehna padega, site visit nahi kar sakte toh independent inspector hire kar lo. Current market conditions Gurugram mein thodi slow hain, toh negotiation scope mil sakta hai, but quality issues remain. RERA bhi check kar lena har project ka.

Totally agree with U1. M3M ki delays toh common hai, especially for their high-rise projects. Mere ek friend ne M3M Woodshire mein book kiya tha, 2 saal late mila possession, aur andar finishing bhi average thi. Unki customer service bhi theek nahi hai, phone uthate nahi time pe. Bahut frustrating experience tha uska.
