Dwarka Expressway projects: Which builder delivers better long-term value?
Dwarka Expressway – my kids have moved out, so I'm looking at something smaller near here. Don't need such a big place anymore, just a manageable 2BHK. My budget is around ₹1.8-2.5 Cr. I'm considering Lion Infra Developers LLP’s Lion Lid Nivasa and Ashley Estate Floors 8 or 10. Both sound okay for an end-use flat, but I'm worried about the long-term. Main concern hai ki delivery time pe hogi kya? I don't want to wait endlessly. Also, 5 saal baad resale value kya milegi, agar future mein hospital ke paas shift hona pade? Builder ka customer support booking ke baad kaisa rehta hai, phone uthate hain ya nahi? Especially for us older folk. Anyone with direct experience with these two builders in Gurugram? Which one would you pick for an end-use flat considering these points?

With Lion Infra's zero projects, it's a huge gamble. Ashley Estate might have a better track record, but still, check the specific project. A site visit and talking to current residents (if any) can give you a real picture.
The customer support point is crucial, especially for older people. Once the booking amount is paid, many builders just vanish. My parents had a terrible experience with a builder in Baharampur Naya. They needed some documentation post-possession, aur phone uthana toh door ki baat, emails ka bhi reply nahi aata tha. You have to literally chase them. Make sure you read reviews about their after-sales service, not just pre-sales.

Exactly! Zero projects matlab seedha seedha risk. My uncle got stuck with a builder like that near Badshahpur. Possession ka naam hi nahi liya 5 saal tak. Itna bada investment hai, kaise trust karein?
