posted on 5 MayDwarka prices for 3BHK are just insane.
Visited Sector 15 Dwarka last weekend, fed up of renting yaar. Landlord ne phir rent badha diya. Dekh raha tha flats, 3BHK ke liye ₹2.5Cr tak bol rahe hain. Is Sector 15 mein itna price justified hai? Investment potential kya hai 3-5 saal mein? Meri EMI vs rent math bigad rahi hai.

Sabki baatein sahi hain. Dwarka prices are definitely high, and ₹2.5 Cr is a big jump for a first-time buyer. The EMI vs rent math is tricky; sometimes it feels like throwing money away on rent, but EMI is a long-term commitment. It's about balancing current affordability with future appreciation. Don't rush into anything just because of FOMO. Explore all options, negotiate hard, and don't forget the hidden costs like registration, maintenance, etc. Ultimately, it's a personal call, but due diligence is non-negotiable.
Regarding investment potential, Dwarka has shown consistent appreciation. In 3-5 years, I expect a moderate 8-10% annual growth, especially for well-maintained societies. Ready-to-move properties command a premium, under-construction might be cheaper but carry risk. Check RERA status properly for those under construction. For ₹2.5 Cr, the rental yield might be low, so it's more for self-use and long-term capital appreciation.
Main bhi isi boat mein hoon! Pichhle 3 saalon mein 3 baar rent badha chuka hai mera landlord. Ab toh lagta hai EMI dena better hai than paying rent jo har saal badhta rehta hai. But ₹2.5 Cr ka loan, uski EMI, that's another headache. Investment potential toh tab dekhenge jab ghar le paayenge pehle.
Jo projects Dwarka mein ₹2.5Cr bol rahe hain, unka possession status kya hai? Ready-to-move ya under construction?
Totally understand your frustration. Agar Dwarka budget se bahar lag raha hai, maybe look at areas like Anand Niketan or even some parts of Janakpuri. Thoda purana construction milega but price point better ho sakta hai. EMI ka pressure kam rahega.
2.5 Cr for Sector 15 3BHK? That sounds like a lot! Is it really worth it, considering some of the older buildings there? What's driving these prices up so much, especially when other areas might offer more for less?
Just be careful with the 'premium' tag. Many builders quote high but don't deliver on amenities or quality. Due diligence is key.
The current market conditions in Delhi are pushing prices everywhere, especially in well-connected areas like Dwarka. For Sector 15, you're looking at ₹15,000-₹18,000 per sqft for a decent 3BHK, sometimes even more for premium societies. The infrastructure development and connectivity to Gurgaon/Airport are major drivers. So, yes, it's high, but there's a reason behind it.
Yaar, totally relate! Main bhi Dwarka mein hi dekh raha hoon aur price sunke chakkar aa jaate hain. Lagta hai sabke saath yahi ho raha hai.
